Selection of Homes for Buyers in Princeton Junction

West Windsor has bucked the trend in Mercer County with more new homes listed for sale compared to the same quarter a year ago. Almost all the other muncipalities in the county continued the trend of fewer listings than the previous yearly quarter. The number of new listings for the quarter was 142 residences compared to 119 in 2011. The comparison of quarters for the county showed 1,572 homes newly on the market this year in contrast to 1,726 houses in 2011.

West Windsor Council Approves Bonds for Parking Lot

With about 1,700 people on the waiting list for parking at the Princeton Junction Train Station, the move by the council should ease the almost eight year waiting list for some commuters. The $5.4 million project is the Parking Authority’s effort to ease parking shortage in a community of increasing commuters.

The authority should be out in the market with the new bonds sometime in April and commuters might be able to start parking in the South Lot as early as the end of December. The new South Lot will be located at an old municipal dump near the Princeton Junction train station and will have 650 parking spaces.

The parking authority and council have been working at this tirelessly since 2008.

Demographic Changes in West Windsor since 2000

The New York Times has an application called Mapping the 2010 U.S. Census that will allow you to browse population growth and decline, changes in racial and ethnic concentrations and patterns of housing development based on changes in the United States census. It will also allow you to view the percentage of homes that are vacant and those that have only one occupant. All in all a very neat little tool developed by Matthew Bloch, Shan Carter and Alan McLean using the data from the US Census Bureau and application help from socialexplorer.com . Just type in the 08550 (or 08540 for the western section) zip code in the box on the upper right side and you are off exploring.

There is currently a 4 month inventory of homes for sale in West Windsor township. There are 112 homes available and at a rate of twenty-four selling per month, it will take that long for the current listings to sell. The current average list price is $570,638 with the average sale price in the last year at $524,287. It has been taking on average 75 days for the homes that have sold to find a buyer. These statistics make it a sellers market in Princeton Junction.

Well, we are halfway through this year. How are things stacking up against last year?

In West Windsor township, we have had 274 sales in the past 12 months compared to 335 in the preceding twelve months. The average sale price has risen from $518,135 to $527,087 and it is taking 74 days for the average sale to get a contract compared to 67 days in the previous 12 month span.

This makes it a good time to buy with 145 homes available and interest rates at historically low levels. Check out the homes on the market.
